    Various activities and works executed during the last quarter are as follows:-
    Works completed
    1. Civil.
    (a) Community Hall No. I � As desired by Society , a partition steel grill to secure the S/Pool area has been completed. The S/Pool alongwith CC-I has been offered to Society to take over for usage.
    (b) Community Hall No. II along with Swimming Pool work completed.
    (c) Open Amphitheatre over Podium near Airmen/Sailor block completed.
    (d) Water bodies along with water fountain works completed.
    (e) Water irrigation system along with Sprinkler system completed. Functional tests are under progress.
    (f) All civil works in common areas of Tower�s �K� & �O� are nearing completion. These Towers would be offered after joint inspection by Project Director & Architect in third week of Sep 15.
    (g) Repairs of internal roads is in progress.
    2. Electrical.
    (b) Work on laying of U/G cable for energizing the 66 KVA Substation for Sunny Enclave is in final stages. Terminal connections at ends of Sub Station & HT pole is the balance work. PDC as per PSPCL is 31 Oct 15. After energization of 66 KVA Substation, the power supply to Sunny Enclave including AFNHB Project will be changed over to Urban feeder from rural feeder and this will improve the power availability at the area with lesser power cuts.
    (c) All the DG sets providing S/by supply to common facilities and DUs are functional in both Manual & Auto modes. Successful demonstration of their functionality was shown to the Society members on 30 Jul 15. The Lifts of all Towers are connected to S/By DG Sets and Stand by supply is also available to individual DU�s, starting with the Towers of Airmen & Sailor. The Society has been requested to take over and operate/maintain the DG sets to meet requirements of the individuals.
    3. Lifts.
    (a) All small lifts (8 Passenger) of all 26 Towers are functional.
    (b) All large lifts (15 Passenger) are functional except for Towers E, M, P, Q, K, L & O. PDC for lifts of these towers is mid Oct 15.

    UPDATE ON AUDIT OF TILE - AFNHB GREATER MOHALI (KHARAR) PROJECT (28 Feb 14)
    1. Consequent to the visit of DG, AFNHB and Principal Director (Wks) to the project on 01 & 02 Feb 14, a technical audit with the members from AFNHB, Project Staff, Contractor and tile manufacture was carried out from 04 Feb 14 to 16 Feb 14. The aim of the audit was to ascertain the requirement and identify the flats which have shade variation on the floor tiles. The team visited each and every flat except those found locked (Handed Over) in the 18 towers which have been offered to the allottees for taking over.
    2. The comprehensive audit report has then been compiled and the total quantity of tile requirement ascertained. The required quantity has been intimated to the tile manufacturer i.e. M/s. Somany Tiles.
    3. M/s. Somany has been instructed to carry out a thorough check of all its stocks which were supplied with similar shades, during the corresponding period when the tiles were supplied to Mohali project. Although few boxes have been located at Ahmadabad, these are very less compared to our requirement. M/s. Somany has sought one weeks� time i.e. upto 04 Mar 14 to carryout full search on all over India basis with their stockiest to locate similar shade tiles if available. Based on the total tiles located, these would then be brought to the Mohali Project and replacement in those flats where shade variations exists will be under taken. At the same time allottees are at liberty to locate matching tiles from the market (including other manufactures) and the tiles will be replaced.

  • Our first resident of Greater mohali Project Cdr Satwinder Singh (Retd.) has shifted to his DU on 12 Feb 2014 in tower B-802. All the essential facilities like electricity, water, lifts, sewerage etc. are operational and are functioning satisfactorily.

  • Equalization Charges:It is informed the equalization charges in the project are charged from late joiners/ defaulters as per the rates prescribed in the Master Brochure and Allotment Letter. To bring the parity among the allottees such charges, so collected, are ploughed back to the project for common benefit of all the allottees. In this project the equalization charges were freezed on 08 Jan 12 means no charges will be charged from the allottees who delay the payments beyond this frozen date. Similarly, no equalization charges shall be charged from the allottees on the interim installment as called on 29 Apr/02 Jul 13.

  • Handing Over schedule of S Block re-scheduled to commence from 06 May 2013 due to technical snag in the water distribution system from overhead tank to DUs leading to seepage at certain places.
  • A number of allottees of Greater Mohali Scheme, who have taken House Building Loan from Air Force Group Insurance Society, have approached this Board to take up a case for timely payment of the interim installment due on 29 Apr 13. Based on their request, a case is being taken up with AFGIS. Further communication to the affected allottees shall follow in due course of time.

  • The Gr Mohali project is in its final leg of completion. The end activities, such as land scapping, construction of main gate, clock tower etc is in progress (photographs enclosed). The intended target is to complete the project in by Oct (including land scapping) AFNHB Gr (Mohali) is a prestigious project for the Board and its success will give us encouragement to undertake projects of this magnitude in future, needless to say all the activities are being closely monitored.

  • All allottees are informed that the interim installment called on 29 Apr 13 is towards the part of final installment called earlier. There is no further escalation/increase in the cost as intimated in the allottees meeting at site on 15 Nov 11. The project expenditure are being incurred whereas the receipts from the allottees are yet to be received. A few of the allottees approached to this Board to accept the part of the installment now and balance at the time of possession of Dwelling Unit. The request of the allottees has been considered favorably and also in order to meet the expenditure and to ease out the final burden on the allottees, this interim installment is called. All allottees are requested to remit this interim installment latest by 29 Apr 13, failing which equalization charges as per policy, shall be charged.

    All allottees of Gr. Mohali are informed that the Possession of Dwelling Units at Project site has been commenced from 17 Dec 12 onwards for A, B, T, U, V and W block as per schedule given to the allottees. Allottees are requested to collect Possession letter from AFNHB, Delhi office, if not taken earlier, prior to the handing/ taking over of possession of DU at site. It is also informed that the last installment, as intimated earlier, can be paid either by cheque or demand draft or ICICI Bank Challan. It is to be ensured that the last installment is paid and credited to AFNHB Bank account if paid by cheque/ICICI Bank Challan prior to approaching AFNHB for possession letter. For this purpose the copy of Bank Account statement/Pass book is to be given at the time of collection of possession letter, through which the payment(s) is/are made by the allottee.

    Inauguration
    The AFNHB Greater Mohali scheme was inaugurated by Air Mshl J N Burma PVSM AVSM VSM, AOA & Chairman AFNHB on 15 Nov 11 at 1100hrs. He was accompanied by R Adm R Gaikwad NM, Director General AFNHB. Approx. 350 allottees were present during the function including serving and retired Naval/Air Force Officers. The AOA visited the sample flats and had tea with the allottees. Thereafter, the Final Costing presentation was given by the DG AFNHB to the Allottees and finally the meeting concluded with vote of thanks.
     
    FACILITIES PLANNED:
    Parking in basement, Stilts, Podium and open. Two Community Centers. Two Swimming Pools. Jogging track and landscaping over basement and stilt roofs etc. Power backup for emergency services.
